Everything You Need To Know About Putting Your Home On The Market, Accepting An Offer, And Closing On Your Home.
Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced agent and this easy to follow guide, you can smoothly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the best price possible.
What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or nicer home? Do you need to sell it as soon as possible to facilitate a move to a new city or area? Once you understand your needs, you can better craft your offer. For example, if you need to sell quickly, you might want to price your home lower than if your goal is to make a certain profit margin. Make sure you convey these needs to your realtor once you choose one so he or she can adjust your selling price accordingly.
Knowing how to price your home is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Overpricing your home could lead to reduced interest, and underpricing leads to receiving less than what your home is worth. Working with a real estate agent is the best way to determine the right selling price for your home. An agent with experience can determine what other comparable homes are selling for, evaluate the current market, and may even suggest a home appraisal.
If you’ve kept your home in showroom condition since you’ve lived in it, you’re in the minority of homeowners. Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition.
I will develop a marketing strategy that is perfect for advertising your home. This involves listing the home and then driving the right people to that listing through social media campaigns, agent-to-agent referrals, traditional media, or SEO advertising. My team creates a marketing campaign that aims to get the most possible traffic to your listing in the first three weeks after becoming a client.
Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. We will evaluate each offer and make sure the party making the offer is prequalified or pre-approved by a mortgage lender and that their offer is acceptable to you. If the offer is too low, you can make a counter-offer or offer other ways to bridge the gap, such as covering some or all of the closing costs, making repairs, adjusting the move-in date, or leaving some appliances or fixtures for the new buyer.
Once we deem the offer is acceptable, we will review the proposed contract to make sure it’s all in order and includes the necessary components such as deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, settlement date, and a list of fees and who will pay them. When both parties have agreed to the term, a final contract will be prepared by your agent.
You have accepted an offer and are now very close to the end of your selling journey. But first, you and the buyer must make a list of what needs to be done before closing. In some cases, your home may need to be formally inspected, surveyed, and appraised. In other cases, major or minor repairs will need to be made before the house can close. I will head up efforts to develop and execute this list, get each action item paid for by the correct party, and make sure everything is in order by the closing date. A few days before the closing date, we will call the company closing the transaction to make sure everything is ready to go. If you haven’t done so already, you also need to make arrangements to move out of the home so the new buyer can take possession.
You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. We will meet with the company closing the transaction to sign the final paperwork and go over any issues that have not yet been taken care of. During this time, you can also make plans with your realtor to handle final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home.
Once you have sold your home, you’re free to take the next step on your journey. Whether this is relocating to a new city, moving into a larger home, or downsizing and enjoying your life as empty-nesters, knowing all your selling responsibilities have been taken care of will help you achieve peace of mind for your new path.
"First off, let me start with how awesome of an agent Brandon was for us! Brandon made our first-time home buying experience enjoyable and exceeded every expectation we had going into the process. Brandon set the bar as we interviewed different real estate agents around Austin. When we met Brandon we were mainly impressed with his knowledge, professionalism, and his confidence that with him we were going to find the home we are looking for in Austin. His communication with us really made us feel like we were included in every step of the process. His willingness to teach us the fundamentals of this process truly made us better buyers in this competi...— Chris
"Brandon was a wonderful guide for us during our house hunt. Being new to Austin, he educated us on different parts of the city and surrounding suburbs. He knew our budget and stuck to it. Brandon was patient as we searched each area for the right house at the right price. We also started the search as newlyweds so you can imagine that Brandon had his hands full because we had competing visions for our first home. When we needed tough love, he provided that. When we needed encouragement, he was there assuring us that we would find the home of our dreams and with his help we did! He brought our ideas together and went the extra mile to negotiate a de...— Chamise P.
"Brandon is a great guy. He's super in every way and I enjoy working with him a lot. He helped me to secure a new construction purchase in Leander that was just closed a few days ago. As being remote in California, I'm new to the Austin areas and the real estate investment in Austin so I really need to depend on an agent that I can trust and work with remotely. Brandon was the one that I gave full authorization in doing the final walk-through and signed off on the purchase of the house. I didn't even have to set foot in Austin to complete my purchase. This shows you the total trust that I have in Brandon as well as the quality of work that he's been...— Daniel P.
"Brandon is the best in the business. He is responsive, professional, knowledgeable, personable, and has become a friend throughout the process. Brandon got back to me with answers to my questions the same day, often within minutes or hours. Even though he has other clients, I always felt that I was his only one because of his personal attention. I know that I can still rely on Brandon even now, 2 months after closing, to provide me with recommendations on contractors and to answer random questions I might have, including When can you and your family come out here to the lake? I love my new home and Brandon made it possible!"— Karen L.
"In short, Brandon offered the best overall service of any agent we have ever worked with. We have dealt with many agents in our 23 years of marriage. After seeing a few homes and hearing our feedback, Brandon picked up on what we wanted and was able to cater our search to homes that met our needs. To complicate things, we weren't 100% settled on the type of home we wanted or the area we wanted to live. Brandon's market knowledge and never-ending patience helped us through our indecision to find the perfect home. I'll never use anyone else in the Austin area for a real estate transaction. You shouldn't either."— Dax M.
"Brandon is not only the best in the business but he has also become a good friend through the process. Not only did he call me back the same day 100% of the time when I had questions, but he also called to see how I was doing, how my kids were doing, and just to check-in. He provided a stager free of charge and I sold my house in 4 days with 4 offers to choose from one at the asking price and the other 3 above the asking price, including an all-cash offer. He reached out when our dog was killed and when my daughter was in the hospital. I can't say enough about Brandon. I will recommend him to everyone I know."— Karen L.
"I was referred to Brandon by a very good friend of mine and was thrilled to work with him on securing my first home in Texas. Brandon displays exceptional skills and has a vast knowledge of the industry. Being a first time home buyer, developing trust with your realtor is super important. They are your go-to for every step of the process. Brandon's communication was amazing throughout, he kept me updated every step of the way! Down the road when I am in the market for another home, I hope to work with Brandon again!"— John S.
"We worked directly with Brandon for the entire experience and he was great! He really went above and beyond to make sure our home buying experience was a good and fair process. He came to every home event that we had and we had read that not all Realtors do that so we were grateful to have him there to make us feel more confident with what we were doing. We really liked him and thought he made the process easy and painless. We will definitely be recommending him to all of our friends!"— Kaylee G.
